Your Rent in 2026-27 - What your Board has decided

The Board of Management of Thenue at its meeting on February 3 has made its decision on the rent increase effective from April this year.
The rise will be 4.8% following a consultation process which began in December.
Thank you to everyone who participated. As a housing association which listens carefully to its customers, we collated what you had to say and presented this to the Board before it made its decision on the rent increase.
We will now be writing to all tenants notifying you of this decision and you should expect this letter shortly.
The last few years have been a mix of annual rent increases of 5%, 8% and 7% in a direct response to the challenges following the Covid-19 pandemic, the cost of living crisis and high inflation.
This level of increase was needed in direct response to significant rises in repairs costs which Thenue faced.
So we are pleased that - in comparison to previous yearly rises – 4.8 per cent is a lower amount.
A rent increase of 4.8% means that Thenue can continue to invest significantly in the delivery of planned maintenance and the quality of your homes.
It goes without saying that Thenue - in common with many other housing associations - does a power of good work in our communities because we know that matters greatly to you – as we endeavour to do much more than simply collecting the rent.
Thriving neighbourhoods where people want to live which are supported with deep-rooted community generation are vital and we are strongly committed to maintaining that task.
But we recognise that the seemingly never-ending cost of living crisis affect many, many families and individuals and that financial pressures remain an ongoing challenge.
It is worth remembering that help is at hand if you're having difficulty paying your rent. If this is the case it is important that you reach out to us as soon as possible before rent arrears mount up.
Equally important is our free and confidential Financial Inclusion Service available to all customers.
Thenue’s Financial Inclusion Team offers free, confidential support for maximising income, managing debt, and navigating benefit claims, including Universal Credit.

Claiming benefits and filling out forms can be complex and time consuming and we can help in that task.
In a nutshell, this essential service can help you access arrange of money help including State benefits which you may not be claiming and which you are entirely entitled to.
We are currently in the process of calculating how much “financial gain” we have achieved for you in the financial year lasting from April 2025 to March 2026. This figure is not yet available but will be soon. We expect it to be significant.
Remarkably, the figure for the previous year was an astonishing £1.4 million - a colossal sum that we put back into your pockets.
