Bumper Payday Close to £1.5M For Our Tenants

We can announce the huge extent of our efforts to help tenants claim money to which they are entitled. A remarkable £1.49 million has been obtained by our brilliant “Financial Inclusion Team” between April 2020 and March 2121. Despite all the challenges of working from home, the team still managed to offer a helping hand to you to obtain much-needed cash. The role played by the Financial Inclusion Team has been thrown sharply into focus as a result of the health emergency.

This week our Chief Executive Charles Turner praised the efforts of staff saying they had gone the “extra mile” to offer a much-needed helping hand. Charles said: “This remarkable figure – which is an increase on last year – reflects the sheer effort of our staff to help people at a time of unprecedented need. It almost exactly covers the first turbulent 12 months of the pandemic. We are immensely grateful for their skill, enthusiasm and hard work in delivering this massive boost for our customers...

An Update On Our Office Return As Restrictions Ease

THE one remaining service which has not yet resumed is the opportunity to visit us in person at our office, and we hope to be able to offer this from 9th August onwards.

This is not yet certain due to the unpredictable nature of virus suppression and is also dependant on the continuing success of the vaccine programme. A return to our office will happen when the Scottish Government moves the City of Glasgow down from Level 2 to Level 0

Watch this space for any updates nearer the time, but meantime, everything else that we do, we continue to do and we’re just either a phone call, an e-mail or a tap on our app away! When we come back you can be assured that your safety – and that of our staff – will be paramount.

We have modified our office in time for this return so that you not only ARE safe but FEEL safe. Screens will be in place when we interact with you and hand sanitisation will be available.

The Future Of The East End Is In Your Hands

Thenue tenants living in the east end are being invited to have your say on the future. And you have until September 3rd to air your views!

Glasgow City Council has published a new document – known as a Strategic Development Framework (SDF) - which sets out a 10 year plan to transform the east end. It aims to make the east of Glasgow a more attractive place to live and tackle deprivation and health inequality. Calton, Dalmarnock and Bridgeton are three areas where we have our homes and come under the scope of the consultation which runs until September 3.

Our Chief Executive Charles Turner said: “We warmly welcome this proposal from Glasgow City Council and are encouraging our tenants to take part and air their views.

“The local authority deserves great credit for devising such an initiative which will turbo-charge the efforts of so many organisations committed to helping the east end.

Owners Survey 2021

Thenue Housing Association is committed to providing a quality service to those owners to whom we provide a factoring service. To help us improve our service we regularly consult with our factoring customers and involve them in the decisions which affect their homes.

As part of this, we have appointed IBP Strategy and Research to conduct an Owners Survey on our behalf. In previous years, this survey has been conducted through a combination of face-to-face interviewing and a postal survey of non-resident owners. This year, due to the continued restrictions brought about by Covid, the survey is being conducted by telephone. A researcher from IBP may make contact with you over the next 2-3 weeks to ask you to give your views in a short interview lasting approximately 15 minutes. This call will come from IBP’s number (01698 532021) and the researcher will be happy to provide you with contact details at the Association should you wish to check their credentials.

Gutter Cleaning

Our Contractor Paterson Safety Anchors (PSA) will be carrying out the gutter cleaning contract over the coming months.

Due to the current restrictions in light of Covid - 19, PSA will be following the Guidance issued by The Scottish Government, processes have been put in place to ensure that Hygiene Measures and Social Distancing will be maintained where possible while carrying out this service.

As PSA use a pole cleaning system, ladders are not required. However they may need to enter gardens or common landscape areas. Where access to an individual garden is required - an operative from PSA will knock the door to advise that they are present and ask if you can open the required gates for access - they will remain 2M away. They will then ask you to stay out of the garden while the gutters are being cleaned. Where the access is in a common area, if the area is being used by residents, you will be asked to move from this location to allow the cleaning to be done. This is...

Platinum Success for Thenue!

Delight as we are awarded “platinum status” in rarely-awarded Investors in People accreditation . Thenue has captured a coveted award in the form of “Platinum” accreditation from the organisation Investors in People.

IiP seeks to improve performance and fulfil objectives through the management and development of an organisation’s people - which in Thenue’s case benefits tenants and our communities. The rarely-awarded recognition is the highest standard of success and marks a significant triumph.

We had previously been awarded Gold status but we have now made the leap to Platinum – an accreditation held by just 3% of IiP-accredited organisations. It reflects the hard work and commitment of staff and Board during a period dominated by the health emergency which has tested housing professionals like never before.

Building Bright Futures!

Construction firm Cruden deliver community cash boost after building our new homes

THREE hardworking community groups in the east end of Glasgow have been given a bumper cash boost.

They have received a welcome £5000 cash windfall thanks to a link-up between construction company Cruden and Thenue. Cruden are continuing to build our new homes for rent in Abercromby Street and as part of winning the contract to create the properties, the company pledged to deliver a series of “community benefits”. Now the three groups who will receive a total of £5000 have been named.

Care and Repair is Back!

From 4 May 2021, our free Handyperson Service is resuming all types of jobs, not just emergencies. The service is for those aged over 65 years or with an enduring health condition. Two New Board Members

We are pleased to announce two appointments to strengthen the governance arrangements at Thenue.

Linda Chelton and Bryan McMahon (pictured) bring specialist sector knowledge, experience and an enthusiasm for community-based housing to the Association and join our Board of Management.

Linda has worked in Social Housing for the past 32 years. She is currently Housing Services Manager at a Housing Co-operative in south Glasgow. A Member of the Chartered Institute of Housing, she holds a Post Graduate Diploma in Housing and Sustainable Communities.
Linda specialises in tenancy sustainment (helping tenants to ensure they keep their tenancy) and community involvement. She wrote and delivered “Passport to Housing” (tenancy sustainment qualification) to students in England before moving to Scotland in 2016 where she worked for Hanover Scotland Housing Association.

Our Halls Set to Re-Open on May 17

We are making plans to re-open both community centres in Calton and Castlemilk on May 17.

The decision will depend on ongoing Scottish Government advice which is that Scotland will further ease restrictions on that date.

We are keen to stress that while the Calton Heritage and Learning Centre and Netherholm Hall now have a date for a PHASED re-opening, it will take some time for activities to return to normal.

Complaints

We always aim to get things right first time, but if the service you have received from us doesn’t meet your expectations please let us know. Complaints give us valuable information we can use to improve service provision and customer satisfaction. By taking the time to tell us when you are not happy, this gives us the opportunity to address any issues you have experienced and also helps us to prevent the same problem from happening again.

The Complaints Handling Procedure (CHP) that we follow was developed by the Scottish Public Service Ombudsman (SPSO) and has recently been reviewed. It sets out what is and isn’t a complaint, the timescales that we will adhere to when dealing with your complaint and what you can do if you remain unhappy with how we have dealt with your complaint.

Smoke Detector Upgrade Programme

We have almost completed the programme to upgrade all Thenue tenanted properties in line with new Government legislation to enhance the smoke, heat and Carbon Monoxide detection in properties. Read more

New Close Cleaning Contract

We have engaged a new close cleaning contractor who will begin to deliver the close cleaning services from Monday 29th March. CSM Facilities will take over from the current service provider, and will deliver the close cleaning services to all properties who receive the current service, with the same frequency of visits.

Over the initial week of the contract, CSM will display their contact details in the common close areas, letting all residents know they have taken over delivering the service on behalf of Thenue. CSM supervising staff will be on site checking the quality of the service being delivered, with Staff from Thenue Property Services Team carrying out regular Inspections.

Tenancy Support

Did you know we have a Tenancy Support Service? Our Tenancy Support Officer is Avril McLaughlin and her role is to assist tenants to manage better at home. This may mean helping you to sort out your gas or electricity, directing you to local furniture outlets or, if you have a support need, referring you to an organisation who can assist.

Non-Emergency Repairs

We are committed to providing the best repairs services we possibly can during the current climate. Unfortunately due to the ongoing Covid 19 situation we are unable to carry out a full repairs service at the present time but, as per Government Guidelines, we continue to attend to all emergency repairs. The repairs team have been working hard to ensure that all the non-emergency jobs reported have been logged onto the system to be processed once we are safely able to do so.

Once restrictions are lifted staff will work through the backlog of jobs contacting tenants to arrange access for their repair. If you have already reported a repair please be patient as we work through the list as this process may take several weeks to complete. If you have reported a repair, we will be in touch to discuss it with you as soon as possibly.


Third Self Employed Grant From UK Government Closes On 29 January 2021

Applications for the third self-employed grant to combat the effects on businesses of coronavirus ends on 29 January 2021.

There will undoubtedly be Thenue tenants who fall within the scope of this State help and are therefore entitled to claim it. This third grant covers the 3 month period from 1 November 2020 to 31 January 2021.

A fourth grant is planned covering the remainder of the financial year up to April – details of which are still to be announced.

Here’s what is on offer

• You can get as much as £7,500. This is made up of 80% of three months' worth of average monthly trading profits capped at £2,500/month. To calculate this, HM Revenue & Customs (HMRC) looks at your tax returns from 2018/19, 2017/18 and 2016/17.
• You must earn at least 50% of your total income from self-employment.
• Your average trading profit must be less than £50,000/year. This is essentially a 'cliff-edge' requirement – so those whose average annual trading profit is more...

‘Thenue have engaged the contractor Procast to carry out refurbishment works to flats within the building at 129 Green Street. Works are being carried out both internally and externally with scaffold erected around the building from Green Wynd to London Road. Read more

Calton Area Association Spreads Some Christmas Cheer

Calton Area Association has been at the forefront of the drive to support people during this year which has proved very challenging for so many.

The health emergency has turned many lives upside down and the Area Association wasted no time in lending a helping hand. Looking back over the year, many activities were undertaken to help members of the Calton community with particular attention paid to older and isolated residents.

A trail-blazing course aimed at changing lives and creating a sense of wellbeing has been hailed “an inspirational success.”

This week the final crop of eight participants completed our “Choices for Change” course bringing the eighth and final one to a successful conclusion.

The Scottish Government has opened up applications for the Self-Isolation Support Grant for low income workers who are asked to self-isolate and would lose income if they needed to isolate. Read more

Annual Assurance Statement

As a Registered Social Landlord (RSL), Thenue Housing Association is required to submit its first Annual Assurance Statement to the Scottish Housing Regulator (SHR) before the end of November 2020. Read more

Third Grant for Qualifying Self-Employed People - An Update

The UK Government has announced a further increase to its help for self employed people who qualify for its Self Employed Income Support Scheme. The Chancellor has revealed that he will raise the amount the 3rd grant will offer. This cash sum will now be increased to 80 per cent of profits and the maximum paid will be £7500. Two grants have already been paid to the self-employed in recent months and a fourth grant will be paid in the spring of next year. The amount for the 4th grant is still to be set by the Government.
